If the tenant vacates the house before the contract ends, do they pay all remaining rent?
They do not have to pay all remaining rent amounts of the contract under all circumstances. Pursuant to Article 325 of the Turkish Code of Obligations, if the tenant returns the leased property before the contract period, they may be responsible for the reasonable period during which the leased property can be re-leased under similar conditions.
When does the tenant's responsibility end?
If the leased property is re-leased before the reasonable period required for re-leasing in accordance with the contract expires, the tenant's responsibility may end. The tenant finding an acceptable replacement tenant with solvency also carries importance under the conditions of the law.
